SITE SEARCH & ACQUISITION FOR 800,000 SF OPERATIONS CENTER

Wells Fargo is a large scale financial services corporation with offices and operations across the nation. In 2003, San Antonio Commercial Advisors was selected by its predecessor World Savings to direct a confidential site search for an 800,000 square foot operations center to accommodate the growth of its operations in San Antonio. At the time, World Savings was operating an approximately 500,000 square foot facility in western San Antonio. Over the ensuing months, we assembled data and researched all of the appropriate options in northeast Bexar County, the chosen geographic target of the search. Over 10 viable options were identified, many of which required working with multiple owners of contiguous properties to assemble a property of sufficient size. At the conclusion of the search, it was determined to pursue the assembly of a 126 acre tract at the southeast corner of Loop 1604 and Nacogdoches. This assembly required coordinated negotiations with three different land owners as well and the City and County to achieve the size, shape and characteristics to meet all of the client’s goals. These efforts culminated in the purchase of the 126 acres by World Savings in March of 2005.
