The Offices at Fort Sam Houston

In the early 2000s, San Antonio Commercial Advisors and Weston Solutions assembled the development team that won the right to undertake the first-of-its-kind Enhanced Use Lease with the U.S. Military.  The team’s task was the redevelopment of three existing buildings on the grounds of Fort Sam Houston, just northeast of downtown San Antonio.  

During the subsequent 5 years, with Paul Fagan leading the leasing effort, the team completely redeveloped and leased two of the buildings, Old BAMC and North Beach Pavilion, totaling approximately 320,000 square feet.  These efforts included:

  • Navigating a successful leasing effort through a newly created legal construct working with the Corps of Engineers and military units from multiple branches in a post 9/11 environment
  • Unusual amounts of planning, preparation and patience as these transactions took as long as 3 years to complete from first meeting to lease execution
  • Relocating the US Army South from Fort Buchanan in Puerto Rico to Old BAMC
  • Completing the first ever private sector lease with AAFES
