Market & Property Assessment
Cross & Company utilize a database of office and/or industrial buildings, combined with the street knowledge of our brokers to provide the property's owner with an accurate and current assessment of the market in which the property is competing. Components of this assessment include rental rates, add-on factors, net charges, operation expense pass-through provisions, improvement allowances, preferred lease terms, etc. This information, combined with the financial information about the Property and the goals of the Owner, will be used to establish the asking price and terms for the Property.

Design of Marketing Materials
The marketing materials we create to promote the property range from a one-page flyer to a leather-bound book. Flash-based electronic marketing promotional packages are also developed for each property and sent to the local brokerage community on a daily basis.

Aggressive Marketing Plan
For every listing, Cross & Company implements a comprehensive marketing strategy, which may include the following: direct mail pieces to prospective tenants, direct phone contact (cold calls) to prospective tenants; advertising, broker incentives, broker gatherings (breakfast, lunch, etc.), broker emails, property signage, etc. This is an ongoing strategy and will be changed as needed throughout our involvement with the property.

Negotiation of Leases
From the initial contact with the prospect through the full execution of the lease, Cross & Company guides the process with the interest of the owner in mind. This process includes the presentation of initial and subsequent proposals to prospects, the financial analysis of proposals and counter proposals, the involvement of architects, engineers and attorneys.

Documentation
Cross & Company makes an initial review of the Property's lease and make recommendations relating to business points. Cross & Company handles the assembly and presentation of leases to prospects and the subsequent changes as necessitated by negotiations and approval by the owner. Cross & Company also oversees the receipt of all collateral information and funds from prospective tenants (recent financial statements, corporate resolutions authorizing the approval of a lease, personal guaranties, first month's rent and security deposits, etc.).

Renewals & Expansions
The renewal of existing tenants is one of the key strategies in maximizing the financial return of a property. This aspect takes on particular importance in an owner-occupied property in which the potential expansion requirements of the owner must be taken into account. Cross & Company works to determine a strategy to satisfy these sometimes conflicting needs well in advance of the point at which negotiations commence.
