The former Valero Headquarters consists of two large office buildings containing 425,734 SF at the northern edge of downtown. This is a great example of Ed Cross' ability to satisfy the multi-faceted and changing commercial real estate requirements of a substantial corporate user. The components of this transaction that were directed by San Antonio Commercial Advisors are as follows:
- The leasing of 147,000 SF in one tower to a third party tenant in order to accommodate the downsizing of Valero
- The assumption of a master lease by SBC for the downtown complex and adjoining parking lots
- The search and negotiation of a 90,000 SF lease at the Forum office building to house Valero while they selected and purchased a site and built their new Headquarters
- The search and negotiation of two leases totaling 150,000 SF for Valero's successor, PG & E
- The successful search for an appropriate location and the purchase of a new Valero Headquarters site, just north of the intersection of Hwy 281, Mulberry and St. Mary's
- The negotiation of the early release from the Forum lease
